Every garage door has a rubber U-seal across the bottom and perimeter vinyl seals on the sides and top. Both dry out and fail on a predictable schedule, 5 to 10 years in San Diego sun. When they go, water comes in under the door, rodents chew through the gaps, and the garage fills with dust and cold air. Fifteen feet of fresh seal fixes all of that.

What do homeowners ask about Weather Seals?

How often do garage door seals need replacement?

Bottom U-seal: every 5 to 8 years in San Diego's UV and coastal-salt conditions. Perimeter seals: 8 to 12 years. If you're seeing daylight at the edges when the door is closed or water puddles inside after a storm, the seal is done regardless of age.

Can I replace the bottom seal myself?

On most doors, yes, the U-seal slides into a track on the bottom panel and it's a 20-minute job. Where it goes sideways: an old corroded aluminum retainer that needs to come off and be replaced (that needs the door tension neutralized), or a custom profile that isn't a standard U. If you're not sure which you have, we can do both.

Will a new seal stop rodents?

It'll stop most of them. Rats and mice can chew through standard rubber given enough time, so for homes with active pest pressure we install a brush-seal bottom, stiff bristles backed by rubber that mice won't chew. Combined with sealing the corners at the jamb, that gets rodent entries down to near-zero.

Do you do threshold seals?

Yes, and they're worth it if the concrete slab dips in the middle (water pools inside) or slopes away from the door (cold air pours in). A 3/4-inch rubber threshold bonded to the concrete closes that gap. Not for every home, but great for the ones with drainage issues.
