What do homeowners ask about Installation?

Insulated or non-insulated?

Insulated for any garage that's attached to the house, shares a wall with living space, or gets used as a workshop or ADU — the R-13 to R-19 cuts attic-adjacent heat transfer and the door is noticeably quieter. Non-insulated pan doors are fine for detached garages used purely for parking. The price difference is typically $300 to $700.

Steel, wood, or composite — how do I choose?

Steel for the best price-to-durability ratio on 90% of homes. Composite overlay for the wood look without the maintenance — no warping, no refinishing. Real wood for historic homes and high-end custom only; plan on re-staining every 2 to 4 years with coastal exposure. Full-view aluminum and glass for modern architecture.

How long does a new door last?

A well-installed steel door lasts 20 to 30 years. Wood doors 15 to 25 with regular refinishing. Composite 20 to 30. The door itself usually outlives the springs (change at 7 to 12 years) and the opener (15 to 20). With regular roller and cable service you're looking at two decades of reliable service from the door skin.

Do I need an HOA approval?

In most San Diego planned communities — Carmel Valley, Rancho Bernardo, 4S Ranch, Santaluz, parts of La Jolla and Poway — yes. We prepare an HOA submission packet with product specs, color swatches, and a rendered elevation at no charge. Turnaround from HOA is usually 2 to 4 weeks.

Can you install in a day?

Standard replacements on existing framing — yes, 4 to 8 hours. Jobs that need new framing, header work, or electrical relocation for the opener run into day two. We tell you on the measure appointment which category you're in.
