What's on a commercial maintenance contract?
Typically two scheduled inspections per year covering spring cycle counts, cable and drum condition, motor current draw, safety-edge and photo-eye function, limit-switch calibration, and hardware tightening. Fire doors get the required annual NFPA 80 drop-test and documentation. Contracts also include priority response and no overtime billing.
Can you service rolling steel doors on security grilles?
Yes. Storefront security grilles and rolling steel shutters have the same failure modes as warehouse roll-ups — spring tension, curtain guides, and control-station faults. We service Cornell, Cookson, and Clopay commercial lines.
How fast can you respond to a shut-down door?
Contract customers: usually within 2 hours during business hours. Non-contract same-day if we have capacity, next business day otherwise. For a truly stopped operation — a loading dock mid-shift or a shop with vehicles trapped inside — call and say so; we prioritize those above routine work.
